Optimus Point, Leicester

A former Green Wedge site located to the north west of Leicester's urban fringe. We promoted the site for over 15 years, eventually securing planning permission on Appeal, initially for 12 acres of residential and 70 acres of industrial and distribution. Subsequently, in collaboration with the Parish and District Council, we increased the residential land take by some 5 acres, adding significant value to the Landowners.

In April 2015, Wilson Bowden entered into a speculative funding arrangement with M&G (Prudential Assurance Co Ltd) to build two logistic warehouse units of 275,000 sq ft and 205,000 sq ft. These achieved build PC on the 19th February 2016 and subsequently let to Geodis and Mattel.

Subsequently, we have secured planning and completed the following deals:

•Forward sale to Everards Brewery for 30,000 sq ft which achieved PC March 16.

•Pre-let for a 275,000 sq ft warehouse unit with 25,000 sq ft ancillary offices to Boden, forward funded with Aberdeen Asset Management. PC Feb 17

•Forward sale to Geary's Bakeries for 61,730 sq ft bakery unit. PC June 17

•Forward sale to Lathams for 55,200 sq ft timber merchants. PC Dec 17

•Pre-let of a 60,010 sq ft parcel hub facility for DPD, forward funded with Aberdeen Asset Management. PC June 18.

•Forward sale toSarstedt for 61,000 sq ft. PC June 2020.

•Forward sale to Urban Logistics of a 43,850 sq ft speculative warehouse. Build PC March 2022.
